Dallas Zoning Lookup (Guide)

A quick reference for the most common commercial and multifamily zoning districts in the City of Dallas.

Multifamily (MF-1, MF-2, MF-3)

Standard multifamily districts. MF-2 is the most common across the city.

  • MF-1: Max density roughly 16 units per acre. Max height 36 feet.
  • MF-2: Max density roughly 30 units per acre. Max height 36 feet.
  • MF-3: Higher density, often used for mid-rise. Max height generally 130 feet.

Mixed-Use (MU-1, MU-2, MU-3)

Designed to encourage dense, walkable development combining residential, retail, and office.

  • MU-1: Low density. Max height 30-40 feet. (Common for neighborhood retail transitions).
  • MU-2: Medium density. Max height typically 135 feet.
  • MU-3: High density. Max height generally 270 feet. (Common in Uptown / Preston Center).

Planned Development (PD)

The City of Dallas relies heavily on Planned Development districts (there are over 1,000 PDs). These are custom zoning ordinances written for specific sites or neighborhoods (e.g., Deep Ellum, Oak Lawn).

Note: If a property is in a PD, the base zoning rules do not apply. You must read the specific PD ordinance for that parcel.

Industrial / Commercial (IR, IM)

  • IR (Industrial Research): Light industrial, flex space, some office. Often requires a Specific Use Permit (SUP) for certain uses.
  • IM (Industrial Manufacturing): Heavy industrial, manufacturing plants.

ForwardDallas Note

The newly adopted ForwardDallas 2.0 land use plan is a vision document, not a zoning map. Base zoning remains in effect until the City initiates a zoning change or a property owner requests one. However, the ForwardDallas map heavily influences City Plan Commission (CPC) decisions on rezoning requests.
